Salta Office Property Trust and Salta Industrial Property Trust are our core direct property funds currently being launched to the market. Seeded by buildings developed by Salta Properties, the funds aim to grow geographically diversified portfolios comprising high-quality properties and supporting an initial 9% total return target with low volatility.
These funds are registered with ASIC and are tailored for the wholesale investor market. In the longer term, we will also create more specialised funds, such as development funds, to expand our products offering to our funds management clients.
The directors and senior executives of Salta Funds Management have extensive experience in property investment, property development and management and, with the addition of Michael Ganci as General Manager Salta Funds Management has substantial Funds Management experience. Their objectives are to create quality property investment products and provide property investment management services for institutional investors. The executives from the Salta Group who sit on the Investment Committee have in excess of 100 years property experience.
Further expansion of the funds will be conducted under the guidance of the Investment Committee comprising executives from the Salta Group.
Current project: Orica subsidiary, Dulux Headquarters at Clayton
Salta Office is seeded with a 5,647 square metre office building in Melbourne's south-eastern suburb of Clayton. We aim to achieve a minimum 5 star Green Star rating for this office building which was constructed for Dulux. The fund is further backed by the Salta Group through a commitment to initially maintain an investment of 10 per cent of the units in the fund. Salta is actively pursuing additional high quality properties for the trust.
Current project: Coles Distribution Centre at Altona
Salta Industrial is seeded with a 44,400 square metre warehouse that has an initial five-year lease to Coles backed with a further five-year covenant to Linfox Logistics. Located in Melbourne's western suburb of Altona, the building plays a vital role in the Coles supply chain. The fund is further backed by the Salta Group through a commitment to maintain an investment of 10 per cent of the units in the fund. Salta is actively pursuing additional high quality properties for the trust.
