649 Victoria Street

Situated at the intersection of Victoria and Burnley Streets, Richmond, 649 Victoria Street is the culmination of five years of planning and negotiation with local interest groups, statutory authorities and private asset managers. This interaction will be further enhanced through the closure of Walmer Street to vehicular access, providing a sculptural and functional landscaped connection between the river environment and Victoria Street. The overall development comprises 11,000 m2 of commercial office space, a 1,000 m2 retail showroom, a 400 seat restaurant and function centre overlooking the Yarra River and parking capacity for 300 cars. A Salta Properties project, the development will seek to embrace the surrounding environment by involving both pedestrian and cyclist interaction, through the allocation of private land as public open space to provide access to the entirety of the site abutting the Yarra River. The building's green vision is enhanced by conservation systems that will see it achieve a five-star Greenstar and 4.5 ABGR rating. Elements of the systems include rainwater harvesting and rain gardens, double glazing and exterior shading devices.
