Fort Knox recommends Salta

In early August 2007, Fort Knox Records Management identified that our current warehouse in the Citiwest estate, located in Altona North, would reach capacity in the middle of 2008. Success in some large tenders had expedited our growth and brought forward our imminent expansion, which was originally planned for late 2009. With help from two estate agents we approached the market and met with six developers that had land available within our immediate five kilometre radius.

Our development criteria required a 10,000m2 warehouse that was 15 metres in height with a small office component and a specialised media vault. The non-standard height of our proposition excluded all current developments and existing warehouses. This meant our preferred vendor would have to meet an extremely tight timeline that would see negotiation, design, approval and construction within 12 months of our original meeting.

After deliberation and further discussions we chose Salta Properties as our preferred vendor. Their professional submission, realistic timeline, expansion land availability and lease proposal clearly positioned Salta Properties at the top of our analysis matrix.

Design and planning commenced immediately on the four level internal racking system that was to be implemented to store our client's archives. The floor loading and fire service requirements of this internal system were a fundamental part of the Salta building design. Their ability to work with our racking consultants was seamless and, even though planning challenges and permit delays were experienced, a successful outcome was met through Salta's careful management and construction began in February 2008.

Throughout the construction process we were overwhelmed by the efficiency of the project management, dispute resolution and ability to move forward and achieve results that far exceeded our construction timeline. Our building was handed over ahead of schedule in August 2008 and we are delighted with the finished product.

Salta Properties were realistic and honest throughout the entire development. Their approach to our requirements was always flexible and their mindset to a successful completion always paramount. Salta's ability to keep our project moving forward with positive outcomes for all parties was a testament to their company.

Having enjoyed the efficiency and professionalism of Salta Properties throughout the design and build phase, at the point of handover in Winter 2008, we were pleased to continue our dealings with the Salta group through Salta Asset Management as our Landlord liaison for the ongoing upkeep, management and maintenance of our facility. We have every confidence in the group's asset management abilities and it is a bonus for us to maintain contact and have continuity of the strong relationship we developed during construction.
