Salta has achieved a significant commercial deal within its landmark Walmer Residences development in Abbotsford – selling four premium strata office suites for an amalgamated ground floor deal, transacted only four weeks into the on-market campaign period.

Positioned directly on the banks of the Yarra River at 649 Victoria Street, the deal was made with Melbourne Institute of Plastic Surgery – Richmond, who plans to transform the 539sqm space into a modern medical facility – benefitted by six on-grade carparks for staff and clients.

One suite now remains on the lower ground floor, spanning 271sqm in size and the addition of three on-grade car parks. Move in ready from Q1 2026, it exists as one of the last remaining opportunities to secure riverfront views, with suites ideal for discerning professionals, boutique practices and family offices.

According to Collier’s Senior Executive of Investment Services, Matt Knox, there is rising demand for premium, small-scale offices located close to where people live, but designed with the same care, amenity and architectural refinement as a luxury residence.

“In recent years, luxury strata offices have emerged as a fast-growing segment of the commercial property market. These spaces are attracting business owners and professional who see value in owning a tailored office environment outright, rather than leasing, as well as investors who recognise the scarcity of this calibre of product,” said Knox.

Crafted to blend the sophistication of luxury residential design with the functionality of a premium workplace – purchasers benefit from an enviable address enriched by exceptional amenity and the prestige of a prime waterfront setting three kilometres from the CBD.

Set within a precinct already renowned for its Bates Smart-designed residences – with Walmer Residences nominated for the National Property Council of Australia Innovation & Excellence Awards this year – the limited collection of offices extends the same award-winning design principles to a boutique commercial setting. A considered focus on wellness is carried throughout – with all suites offering uninterrupted Yarra River views, abundant natural light and open-plan layouts centred around biophilia.

According to Salta’s Chief Operating Officer, Emma Woodhouse, offerings such as the Walmer Commercial Suites can also serve as an executive ‘home office away from home’ – a private, secure base for client meetings, team collaboration or focused work.

“Uniquely positioned on the edge of the riverbank, Walmer’s commercial office suites provide a new level of premium workplace design – spaces that bring the refinement our residences into a commercial context,” said Woodhouse.

“The positive response from the market indicates just how rare of an opportunity this is to secure a coveted riverfront address in one of Melbourne’s most connected precincts. It offers an unparalleled base for a boutique practice or small team that demands exceptional location, quality and lifestyle.”

Positioned directly on the Capital City Trail and adjacent to the restored Walmer Bridge, occupants can cycle along the popular Yarra Boulevard at lunchtime, enjoy walking meetings through nearby parklands, or take a riverside break to recharge.

The location also offers immediate access to CBD tram connections at its doorstep, with Victoria Gardens Shopping Centre’s extensive retail, dining and wellness amenities, and seamless links to Melbourne’s wider road and freeway networks – providing a clear and efficient connection to both the city and surrounding suburbs.

“The suites have been designed with the same level of care and craftmanship as our luxury Walmer residences, where we have now created inspiring and beautiful places to work with the Walmer Commercial Suites,” said Woodhouse.

Melbourne’s strata office market continues to attract strong interest from owner occupiers, boutique firms and investors. Areas such as the City of Yarra are of particular focus in 2025, with over $15.1 million in sales occurring in the first half of 2025, according to Knox.

“This is due to the access to amenity for staff, as well as being central to where employees reside,” he added.
