Leading privately-owned property group Salta has reached a major leasing milestone at its Nexus Mulgrave business precinct, securing four new tenants led by a five-year lease with global New Energy Vehicle manufacturer BYD.
BYD will occupy an entire 2,000 sqm floor at Level 5, 631 Springvale Road, accommodating up to 200 people as its new Victorian headquarters. The move marks the building’s final floor being fully leased and underscores Nexus Mulgrave’s appeal as a premium business hub for growing teams, and sustainability-focused companies.
BYD’s expansion into Melbourne reflects the company’s strategy to strengthen its presence in Australia’s NEV market and aligns with its mission to create a clean-energy ecosystem. The business precinct’s location within Melbourne’s southeast auto hub – alongside other leading brands – and its status as having the largest collection of Green Star-rated buildings in Australia, made Nexus Mulgrave the ideal choice.
According to BYD Australia’s Chief Operating Officer, Stephen Collins, since assuming control of its Australian operations in July 2025, the company has experienced rapid growth – already delivering more than 60,000 vehicles locally, with around 50 percent of FY24–25 sales attributed to Victoria.
“As part of the next phase of our expansion, we are delighted to announce our new Australian headquarters at Nexus Mulgrave. Here, we can combine a state-of-the-art office with advanced technology development spaces to support our growing teams across BYD and now DENZA,” Collins said.

Nexus Mulgrave is recognised as having the largest concentration of Green Star-rated buildings in Victoria, with its latest office developments targeting 5-star Green Star and 4.5-star NABERS ratings. The precinct offers extensive wellness and lifestyle amenities, including landscaped terraces, a running track, gym, childcare, sports courts and a community engagement app, all supported by Salta’s dedicated on-site management team.

Alongside BYD, several other multinational and local businesses have chosen to take up residency at Nexus Mulgrave, Toshiba, which has committed to a 700 sqm tenancy on Level 4, 633 Springvale Road – relocating from nearby and joining global analytics company, FOSS, which has leased 550 sqm on the same floor. Melbourne-based OHM Accounting has also secured 350 sqm on Level 3, within the same building.
According to Toshiba’s Australian Managing Director, Bret Davies, Toshiba’s move consolidates its Melbourne presence, providing staff with a modern office layout and improved facilities to complement its Collins Street office.
“Nexus Mulgrave’s modern buildings and expansive precinct offered us the lifestyle amenities and conference facilities our team needed,” said Davies.
“We’ve long had a Victorian base in the Southeast area, and this move keeps us close to our people and what works for them. The new office and meeting spaces are more spacious and modern, which our staff are excited about. It’s a great boost for morale.”
Overall, it has been another strong year for Nexus Mulgrave with these new deals adding to a number of lease renewals. This calendar year, the precinct has recorded over 9,000sqm of new and renewed leases with notable names such as MotorOne, Sharp & Carter, Arc Energy, Robert Half, Westpac and Thomas Archer either coming to - or recommitting – to the business precinct.
According to Travis Myerscough, Director at Colliers, the strong leasing momentum at Nexus Mulgrave reflects renewed confidence in the suburban office market.
“We are seeing a flight to quality, where tenants are more confident about returning to the office when they can secure long-term leases in high-quality, well-amenitised buildings and precincts.
Many groups are now committing to seven plus-year terms to lock in the best environments for their people, as we see a slowdown in construction with limited new stock supply coming to the market in the foreseeable future,” said Myerscough.
With elevated vacancy rates across Melbourne’s outer east, the success at Nexus Mulgrave is a testament to the quality of project and asset management services Salta has been recognised for, for decades.
