Salta's Gateway precinct in Port Melbourne

Leading property group, Salta, is continuing to attract quality, and diverse, tenants across its portfolio – recently securing a series of new lease agreements at its Gateway light industrial precinct in Port Melbourne.
Welcoming six new businesses from a broad range of sectors, including technology, engineering, construction and medical professions, the deals see 5,595sqm – or 25 per cent of the precincts' 19,726sqm net lettable area— newly occupied. Achieved within a succession of just a few months, these deals illustrate the strong demand for quality, primely located office warehouse spaces.
Notable names now calling the precinct home include global medical technology group, Arthrex, and ASX-listed integrated construction group, Service Stream Holdings, as well as global construction and commissioning specialist company, C2O Group.
Salta Director of Asset Management Melissa Kidd emphasised the significance of these leasing successes, which underscore the versatility and broad appeal of Gateway’s premium industrial facilities.
“Gateway continues to attract a diverse mix of high-calibre tenants not only due to its prime location in proximity to the Port of Melbourne, but due to Salta’s unique in-house asset management offering, which provides businesses with an added level of service and maintenance,” said Kidd.
“The succession of six new lease agreements in a period of general sluggishness for the industrial and commercial market reflects the demand for strategically located, well-managed office warehouse facilities in Melbourne.”

Despite a more subdued past financial year for the industrial leasing market, Melbourne’s market remains one of the strongest in the country, driven by sustained demand for high-quality logistics and manufacturing spaces according to commercial real estate group, Lemon Baxter.
“We believe ongoing surges in e-commerce, supply chain diversification, and infrastructure investment will further propel leasing activity for the remainder of FY25,” said Ben Hackworthy, Head of Industrial Sales and Leading at Lemon Baxter.

Salta’s Gateway precinct provides seamless connectivity to major transport arterials such as the Westgate Freeway, as well as key employment hubs located around Docklands, Fisherman’s Bend and the Melbourne CBD. With only 19 speculative buildings on offer, the precinct caters to growing businesses, those requiring a secondary bolthole close to the CBD, as well as groups not requiring heavy-industrial warehousing capacity many suburban precincts provide.
