Salta Properties’ latest commercial development, 631 Springvale Road in Mulgrave has been designed with sustainability front of mind.

This first-class, five level office building, which is part of the Nexus Business Estate, boasts an array of innovative features to improve energy efficiency and minimise greenhouse gas emissions, plus promote health and wellbeing.

Nikki Paton, Head of Sustainability and Operations Strategy for Salta Properties, said 631 Springvale Road has been carefully constructed to ensure the property has minimal impact on the environment and provides comfort and convenience for tenants and their employees.

“This premium building is targeting the following sustainable design certifications; 5-star Green Star Design and As-Built v1.2 certified rating and 1-star Fitwel certified rating,” said Ms Paton.

“The external façade at 631 Springvale Road has high thermal performance and has been air tightness tested to ensure internal comfort and energy efficiency.

 

631 Springvale Road is an all-electric building to support a carbon neutral future. It has a 96 kW PV solar array mounted on a gantry built over rooftop mechanical equipment, and 84,000L rainwater collection tank that supplies rainwater for toilet and urinal flushing and landscape irrigation,

“For early adopters, the property has electric vehicle charging stations so people can refuel whilst at work,” revealed Ms Paton.

“In addition to the sustainainability initatives, health and wellbeing amenities have been prioritised at 631 Springvale Road. To motivate people to take the stairs instead of the lift, upgraded finishes, fixtures and encouraging signage have been installed in the stairways.

“Ample bike storage has also been installed to encourage peddle power to and from work to help minimise greenhouse gas emissions,” added Ms Paton.

Smoke free outdoor spaces, rooftop tennis and netball court, and state-of-the-art end of trip facilities with a separate and dedicated lactation room in the females amentities for new mothers, plus a green cleaning policy are among the other health and wellbeing inititives at 631 Springvale Road.

“Work culture has changed significantly in Melbourne due to the extensive lockdowns and employees are now, more than ever, seeking to work in environments that offer amenities that focus on health and wellbeing,” Ms Paton concluded.

Salta Properties is currently undertaking a major $10 million public realm upgrade to Nexus Business Park where 631 Springvale Rd is situated in Melbourne’s South East.
